These Terms of Use ("Terms") govern your use of JIGO's website and technology services. The services are operated by JIGO.AI Inc. ("JIGO," "we," "us," or "our"). By using the services, you agree to these Terms. If you use JIGO for a company or other organization, you represent that you are authorized to bind that organization to these Terms.
JIGO is a technology company, not a real estate brokerage. JIGO provides office-search technology, AI-assisted research, request intake, reports, dashboards, communication tools, and project coordination. JIGO may gather availability information and help organize communications, but JIGO does not provide brokerage representation or negotiate real estate transactions.
Brokerage advice, tours, tenant representation, negotiations, offers, letters of intent, and transaction support are provided separately by Ryan Lee through eXp Commercial or by another appropriately licensed brokerage provider. Ryan Lee is a real estate broker in Washington (WA DOL #25013499) and a real estate salesperson in California (CA DRE #02443404) and Georgia (GA GREC #453244).
Using JIGO or submitting a request does not automatically establish a broker-client relationship. Any brokerage relationship is governed by separate disclosures, agreements, and legal requirements provided by the brokerage provider.
When you request brokerage assistance, you authorize JIGO to share your contact information, office requirements, renewal information, and related communications with the applicable brokerage provider and other parties reasonably necessary to fulfill your request. JIGO's handling of personal information is described in our Privacy Policy.
JIGO may provide its basic office-search technology without charging you unless a paid service is expressly offered and accepted. Ryan separately pays JIGO licensing fees for use of JIGO's technology. These licensing fees are separate from brokerage compensation and do not make JIGO a brokerage provider.
A landlord or coworking operator may compensate the brokerage provider if a transaction is completed. Brokerage compensation and representation terms are governed and disclosed separately by the brokerage provider.

You are responsible for evaluating spaces and deciding whether to enter any lease, brokerage agreement, or other transaction.
JIGO's reports, availability information, estimates, recommendations, and AI-generated output are informational. JIGO does not guarantee their completeness, accuracy, availability, pricing, savings, or suitability. Market information changes, and important information should be independently confirmed before you make a decision.
JIGO does not provide brokerage, legal, tax, accounting, or financial advice. Brokerage advice is provided only by a separately engaged licensed brokerage provider. You should consult appropriate professional advisors before signing a lease or making a real estate decision.
Brokerage providers, landlords, coworking operators, scheduling services, and linked websites are separate parties with their own terms and privacy practices. JIGO is not responsible for their services, representations, decisions, or conduct. JIGO is not a party to any lease or brokerage agreement unless JIGO expressly agrees otherwise in writing.
JIGO's technology, name, logo, website, reports, software, and original content are owned by JIGO.AI Inc. or its licensors. You may not copy, modify, distribute, or commercially exploit them without our prior written permission.
JIGO's technology is provided "as is" and "as available" to the fullest extent permitted by law. JIGO disclaims all implied warranties, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the services will be uninterrupted, secure, or error-free.
To the fullest extent permitted by law, JIGO.AI Inc. will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, data, or goodwill, arising from the technology services. JIGO's total liability will not exceed the amount paid directly to JIGO during the twelve months preceding the claim, or $100 if no amount was paid. Some jurisdictions do not allow certain limitations, so these limitations apply only to the extent permitted by law.
You agree to indemnify and hold harmless JIGO.AI Inc. and its officers, employees, and agents from claims, damages, and reasonable expenses arising from your unlawful use of JIGO, violation of these Terms, or violation of third-party rights. This provision does not define or govern your relationship with eXp Commercial or another brokerage provider.
JIGO may modify or discontinue its technology and may update these Terms. Updated Terms apply from their published effective date. JIGO may restrict or terminate access for misuse or violations of these Terms.
These Terms are governed by the laws of the State of Delaware, without regard to conflict-of-law principles. Disputes concerning JIGO's technology services will be brought in the applicable state or federal courts located in Delaware. If a provision is found unenforceable, the remaining provisions will remain in effect. A failure to enforce a provision is not a waiver.
